Collective sale of Tanjong Katong development relaunched at $63 mil
At 52 to 62H Tanjong Katong Road in Singapore, the owners of this 26-unit walk-up development have relaunched the property for a collective sale with a guide price of $63 million. Huttons Asia, the sole marketing agency, explains that the property was initially offered last July with an indicative price of $65.5 million. Various bids were below the asking price.
This 9,999-year parcel of land has an area of 32,397 ft and is zoned for residential use with a Gross Plot Ratio of 1.4, according to the 2019 Master Plan. This sets the stage for the potential for 45,356 ft of gross floor area upon redevelopment into 49 apartments with an average size of 915 sq ft.
The guide price translates to a land rate of $1,401 psf per plot ratio with an estimated land betterment charge of approximately $530,000. Taking into consideration the 7% bonus balcony gross floor area, this rate can be reduced to $1,375 psf ppr.
Terence Lian, head of investment sales at Huttons Asia, thinks that this prime location in District 15 should attract great interest from developers. Indeed, the recent launch of Tembusu Grand – a 638-unit condo by City Developments and MCL Land – sold 53% of units at an average price of $2,456 psf during its launch weekend.
The property is located a 10-minute drive away from the CBD and just 500m away from Paya Lebar MRT Station. Properties 6 & 7 Perak Road have recently been made available for sale via tender with a guide price of $13 million. These two-storied shophouses with a mezzanine floor boast a built-up area of 5,360 sq ft, and sit perched atop a plot of land measuring about 2,870 sq ft, with an 11.4m-wide frontage along Perak Road.
This prime property resides in the Jalan Besar/Little India precinct in District 8 of Singapore, and is a mere three-minute walk to Rochor MRT Station. The properties are in a well-maintained condition, and might require minimal refurbishments only.
Gracelynn Zhu of PropNex Shophouse Elites, which is marketing the property, reveals that the owner had received multiple offers from prospective tenants, despite the fact that the vendor is looking to sell the shophouses with vacant possession. Zhu anticipates the properties to draw interest from investors seeking assets that can offer strong rental and capital growth, and with the recovery of the tourism sector gaining strong momentum post-pandemic, they could be ideal for hostel operators looking to tap renewed interest for convenient and accessible accommodation among incoming tourists and travellers.
Moreover, since the properties are zoned for commercial use, no additional buyer’s stamp duty is applicable on the purchase of the properties. The tender for the property closes on 8 May at 3pm.

The sale of 1 Benoi Road is subject to approval from relevant authorities, with the EOI exercise closing on April 27 at 3pm.
Whether you’re an investor seeking to expand your business, or a buyer on the lookout for new real estate ventures, this property offers a great opportunity for growth. With consistent transactions taking place for industrial properties on Benoi Road, the sales of this property promises to continue the trend.
GuocoLand sole bidder for Lentor Gardens GLS site at $985 psf ppr
A tender for a 99-year leasehold residential government land sale (GLS) site at Lentor Gardens closed today with just one bid from GuocoLand and Intrepid Investments (a subsidiary of Hong Leong Group). In submitting a bid of $486.8 million, the joint venture partners translated to a land rate of $985 psf per plot ratio (psf ppr). This was the lowest bid for a land parcel in the Lentor precinct, and the first time a residential GLS tender had seen only one bid since Silat Avenue GLS site in 2018.
The last two residential GLS sites to be sold in Lentor were at Lentor Central and Lentor Hill (Parcel B). Lentor Central was awarded to a consortium led by China Communications Construction, Soilbuild Group Holdings and United Engineers for $481.03 million ($1,108 psf ppr). TID (a joint venture between Hong Leong Group and Mitsui Fudosan) won the top bid for Lentor Hills (Parcel B), at $276.36 million ($1,130 psf ppr). Both sites will yield around 470 and 265 units respectively.
Prior to this, in January 2022 the GLS site at Lentor Hills Road (Parcel A) was sold for $586.6 million ($1,060 psf ppr). This could yield approximately 598 units, and will be developed into Lentor Hills Residences by GuocoLand, Hong Leong Holdings, and TID (a joint venture between Hong Leong Holdings and Mitsui Fudosan).
GuocoLand also launched the 605-unit Lentor Modern integrated development last September, of which 84% of the units were sold on launch weekend. The average price was $2,104 psf, and the development is now 88% sold. The site was acquired for $784.1 million ($1,204 psf ppr) in July 2021.
Huttons Asia CEO Mark Yip noted that developer bids had been declining since the first GLS site in Lentor was released. He suggested that this was due to economic uncertainty and additional taxes that could be imposed if all units are not sold within five years.
Two more GLS sites in Lentor will be available for sale under the 1H2023 GLS Programme; one estimated to yield 475 units and is expected to launch a tender this month, while the other with 500 units is on the Reserved List.
Leonard Tay, head of research at Knight Frank Singapore, commented that all seven residential sites in Lentor have the potential of bringing 3,500 new units to the area, which could account for around 11,000 new residents.
However, the Lentor Gardens site – which closed today – is near Lentor MRT station, Thomson Nature Park, Yio Chu Kang Stadium and Sports Complex, and CHIJ St Nicholas Girls’ School. Homebuyers may be drawn by the convenience of public transport and the access to recreational and educational facilities.
Finally, OrangeTee & Tie CEO Steven Tan believes the eventual launch at the site could see units priced around $1,950 to $2,050 psf.
The highest bid at the Lentor Gardens site comes as yet another indication that developers are re-evaluating their strategies in light of current economic uncertainty. With the site’s convenient transportation, unique recreational amenities, and access to prestigious educational institutions, however, it could prove a lucrative investment in the long run.

Singapore office rents see subdued growth in 1Q2023: JLL
Despite macroeconomic uncertainties that dampen demand for office space causing large space users to “generally press the pause button” for expansionary and relocation plans, Grade A office rents in Singapore’s Central Business District (CBD) saw a 1% q-o-q increase in 1Q2023 to an average of $11.30 psf per month (psf pm). This marks a second consecutive quarter of slowed growth following five straight quarters of growth previously.
Andrew Tangye, Head of Office Leasing and Advisory at JLL Singapore, attributes the current cautious mood of occupiers to the macroeconomic environment. Leasing activity in 1Q2023 was mainy driven by small-to-medium-sized space occupier with immediate requirements such as new market entrants and those looking to accommodate new workplace design or increased hirings that took place in 2022. Such occupiers include Munich Re and Corney & Barrow.
Despite the current cautious mood, occupancy of Grade A office space remains tight, with some occupiers seizing the opportunity to upgrade to better office space at new and upcoming complexes. Examples include Guoco Midtown in Bugis-Beach Road and IOI Central Boulevard Towers in the Marina Bay financial district, both of which are due to be completed in 3Q2023. It is estimated that 80% of Guoco Midtown’s space and 45% of IOI Central Boulevard Towers’ space are either pre-committed or under advanced negotiation.
Outside the CBD, the Labrador Tower along Pasir Panjang Road is expected to be completed in 2024, with Prudential taking up around 150,000 sq ft of space – the lease of which comes with a 15-year tenure expiring in November 2024.
Given the current macroeconomic environment, JLL Singapore’s Head of Research and Consultancy, Tay Huey Ying, predicts that office demand will remain more muted and rent growth will likely stay modest for the rest of 2023. She believes that office leasing activity for recent or soon-to-be completed projects will still maintain good traction while backfilling of vacated spaces may take a little longer.
Tangye on the other hand expects rental growth to speed up again post-2024, with a dip in new completions and the return of economic growth. “This window offers occupiers, especially large space users, a good opportunity to lock in spaces in quality new office buildings before rent growth kicks in.”

The deal is an indicator of the ongoing demand for high-quality commercial shophouses in prime locations.
